The Background

A process refined across markets.

I have spent the last two decades buying and selling real estate across the country — for national clients, retail sellers, and individual investors. That work covered 10+ U.S. markets and more than $250 million in transactions, much of it executed remotely on tight timelines.

What I learned from that work is that the parts that drive a successful transaction are the same regardless of market or price point: accurate pricing, honest assessment of the asset, disciplined execution, and a broker who actually stays involved through the parts of the deal that decide whether it closes.

Most of the friction in real estate is unnecessary. The work that adds value — pricing strategy, positioning, offer review, inspection guidance, financing coordination, deadline tracking — is what I focus on. The rest is process for its own sake.

The Approach

Advisory first.

The transactions I am proudest of were not the easy ones. They were the ones where pricing was a real conversation, where the inspection turned up something material, where the financing wobbled in the last week, or where the buyer or seller needed someone to be honest about whether the deal still made sense.

That is the work. Not putting a sign in the yard. Not opening a lockbox. Not driving comps from a spreadsheet. The work is being the person who has done this enough times to know what is normal, what is a warning sign, and what to do about it — and being available when the call has to be made.

I am not interested in volume for volume's sake. I am interested in getting the right outcome for the property, the market, and the client in front of me — on their timeline, not mine.
