What you get back: a recommended price range, the comps the range is built on, current market context, and a brief on what would move the price up or down.

Why not just use Zillow?

Automated valuations (Zestimates, Redfin Estimates) are useful as a ballpark — they pull MLS data and apply a model. What they cannot do is see your home, weight comps based on actual condition, account for inventory dynamics, or tell you what to price at to attract buyers in the first two weeks. That is the broker work.
